Sediment and what it costs
Minerals settle out of the water and build a layer on the tank floor. On a gas heater that layer sits between the burner and the water, so the burner heats steel instead — slower recovery, higher energy use, and the popping and rumbling covered under noise repair. On an electric heater it buries the lower element and burns it out.
It also takes up volume. A tank with a substantial deposit holds noticeably less hot water than its rating suggests, which is why the complaint is often “we run out much faster than we used to” with no other symptom.
Flushing, and when it stops helping
Annual flushing prevents most of this. On a tank that has never been flushed, the sediment is often compacted hard enough that a routine flush moves nothing, and the drain valve has to come out to clear the port.
There is a point past which flushing is not the answer. On a heater well into its second decade with heavy deposit and a corroding base, the noise is the least significant part of the picture and replacement is the honest recommendation.
Component failures that follow
- Element burnout on electric tanks with buried lower elements
- Reduced hot water supply and slow recovery
- Drain valves that will not open or will not reseat
- Leaks from the base of tanks stressed by deposit

Questions we get asked
Will flushing my old water heater fix the noise?
If the sediment is still loose, usually yes. On tanks that have gone many years without maintenance the deposit can be hardened, and a standard flush will not shift it.
Can flushing an old tank cause problems?
It can disturb a worn drain valve so it no longer reseats, which leaves a drip afterwards. That is a valve replacement rather than damage to the tank, and it is a common outcome on neglected units.
